Day of Delivery -

Several things need to be in place before we can take a home on the road.

Weather Conditions must be considered. High winds and rain, or worse, snow, can delay a delivery.

Curfews come into play in residential area of the trip due to school buses and such.

DOT (Department of Transportation) permits are necessary and are required in each county, city and state the home will travel through, there can be as many as 5 per section just to deliver local to Placerville. The permits are valid a few days in some cases, and only one day in others.

CHP (California Highway Patrol) escort may be required, if the homes width exceeds the roadway allotment. The CHP escort must be scheduled two weeks in advance and in agreement with availability of an officer. Should weather require a change in the date arranged with CHP, delivery would be delayed an additional two weeks.  The assigned officer may also be pulled from our delivery should an emergency arise.

Pilot cars/trucks are required for alerting traffic of a wide load ahead. The home may be blocking both lanes temporarily, on narrow roads and while turning.  Signs are also posted 48 hours before delivery to prepare neighbors for any traffic delays that might be created by the delivery.

The delivery of a two section home can usually be done in one day (in the Placerville area) if the route is not too tricky. More difficult the side road and driveways add time of course.  Three section homes can take two days or more. We always do our best, and keep in mind these are all things El Dorado Homes takes care of for you when you buy a home from us.

Apply for a permit

Prior to applying for a permit a complete set of plans for your development must be completed. This will be comprised of a site plan including a topography map, a foundation plan, building plans, of course  you have selected a model and floor plan with all the details of your new home.

Homes on private land in El Dorado County, CA must go through the permit process.

There are three ways to permit a home in El Dorado Country, CA.

  • Primary Residence
  • 2nd home  = Granny Flat = 1200 sq ft or under
  • Hardship = Manufactured Home = Temporary

This could be different where you live. Be sure to check with agencies that apply to where you live.

If all requirement and restrictions are met you can have up to 3 dwellings on one parcel.

All the necessary document, forms and plans must be compiled to submit to the county. El Dorado Homes works closely with all the agencies in El Dorado County, CA that will be necessary to complete a package that is ready to apply.

House Tug

For deliveries to real estate that is in areas where the roads and driveways may be less than perfect for delivering 60+ foot long  manufactured homes. We have several tools that we use for these difficult deliveries.

The House-Tug was designed specifically for installing manufactured housing. Maneuvering in tight places, soggy weather, and rugged terrain is what this machine was born to do! Pulling heavy loads like modern manufactured homes is no problem.  With fully hydrostatic drive and the extra power diesel, engine, the House-Tug can easily move the heaviest homes into place! Lifting from ground level to over 36 inches with a capacity in excess of 26,000 lbs. gives this little machine the abilities of a giant. Finger tip radio remote control allows you to easily walk around the home section to check clearance from obstacles, tracking of tires and final positioning of the unit on the pad or foundation.  Over most any terrain, the control and maneuverability of the House-Tug will amaze you. It can turn completely around in its own length, making it possible to position a home into complex site locations. Even crawl steep inclines to get into and out of places a truck would be unable to go.

Jadde aids delivery

You may have concerns about delivery issues of a manufactured home to your site. At the onset of your project, we will be gathering  a lot of information, your site and delivery route are just two of the starting points. Free of charge we will inspect your site and delivery route to assess any issues that we might have and notify you of all that we find and any cost. There are several tools that we use for difficult deliveries.

The JADDE  consists of set of heavy duty steering axles and hydraulic lift wings attached to a high alloy steel frame. The steering axles are designed to allow sharp, precise maneuvering of the home,  and final placement on the foundation site. The hydraulic lift wings are adjustable in width and attach to the main frame of the home. This virtually eliminates the time-consuming heavy labor involved in bridging and cribbing, saving you both time and money. The lift and steer functions of the Jadde can be operated either by radio remote control or by control panel attached to an umbilical cord. This sturdy compact machine can raise and lower the home and steer left and right.

For steering left and right, the Jadde moves the rear of the home, much like a ladder truck fire engine. Extremely helpful in maneuvering the home around sharp turns.

The Jadde also can lift and lower the home for rural area with narrow bridges,  guard rails and even boulders. Driveways can be an issues also, and the Jadde can speed up the progression of delivery and minimize or eliminate any traffic back ups or damage from the home dragging.

There are not many places we cannot get a home to.

Fall Safety

A change of seasons has come, and our surroundings will be changing also. Fall in some areas is even more beautiful than Spring. We invite you to take a long look at the fall colors in your area and enjoy them with family and friends. Maybe a picnic or a ride to somewhere the fall colors are making a display.

Just a few safety points for your home.

Inspect Your Fireplace and Heating Systems

Follow these safety precautions and tips to keep your home safely warm throughout the autumn season:

  • If you own a central heating system, get your vents inspected and cleaned at the beginning of fall
  • Gas heaters need to be inspected for leaks
  • Chimneys should be inspected and swept
  • Repair cracks in fireplace and chimneys
  • Install fireplace screens to avoid sparks
  • Adults should always attend and watch the fireplace
  • Keep combustibles away from fireplace and floor heaters
  • Inspect cords of floor heaters
  • Turn off floor heaters when you leave the room or go to bed
  • Plug space heaters directly into the wall plug, not into an extension cord

Doors and Windows

  • Inspect your doors and windows for leaks to prevent water and cold air from entering your home
  • Replace the weather stripping around the doors and caulk your windows
  • Seal up small opening in the interior and exterior of your home that small rodents may enter through.
  • To avoid slipping, put floor mats in front of doors and high traffic areas when it is wet outdoors

Roof and Rain Gutters

  • Inspect your roof for leaks and damage. Make sure the flashing around the roof vents are in good order to keep water from entering your home.
  • Inspect your rain gutters and downspouts for debris that will cause a clog.
